I encourage the Town Council and Planning Commission to adopt <br />Alternative A: No Project – as outlined in the Draft EIR. <br />Although the Town has zoned the property for residential development the following should be weighed heavily. <br />• It is not an easily accessible but isolated piece of land <br />• It does not provide for infill but instead significantly reduces Open Space in direct opposition to the <br />General Plan <br />• It adds nothing to the character of the Town as called for in the General Plan <br />• It provides little or no benefit to the community <br />Further, very significant impacts including habitat destruction, increased carbon footprint, noise and increased <br />traffic on already challenged roadways come with approval. Benefits are few – the proposed trail system connects <br />to nowhere and pocket parks are not a compelling argument. <br />This property has set idle for 20+ years while discussion of potential development surrounded it. It was a poor <br />plan then and it is a poor plan now. The need for development of this property does not exist. The Truckee <br />community is saturated with unsold lots, half developed neighborhoods and empty promises.
